Tip Tuesday: Maintenance = Higher Home Value

Regular home maintenance can seem tiresome, overwhelming and never-ending. Many times we go into a home and see that general maintenance has been overlooked for years..i.e. yearly servicing of the furnace, repair of broken or clogged gutters, no chimney cleanings.  People will always insist that it doesn’t matter,  but it does!

 

  • Years of maintenance neglect can lead to damage of your home and what could have been a $4 tube of caulk and a 1/2 hour of time turns out to be a $3,000 repair after the home inspection.
  • A house in warn condition could lose 10% of its appraised value.
  • A study by the University of Connecticut suggests that maintenance increased the value of your home by about 1% each year.
  • Lendingtree.com suggests budgeting about 1%-3% of your original house price per year for maintenance.  For example, if your home costs $300,000 then budget $3,000 to $9,000 a year for general home maintenance.
